Don’t Forget To Vote on Timely Condo Issues Now

The Board of Directors recently sent two (2) packets to all unit owners calling for important and timely votes on improving security at 401 Ocean Drive and waiving the costly issue of installing a sprinkler system here.
The first issue up for a vote of the membership is the security issue, requiring an approval of 50% because the installation of security cameras could alter common elements of the building.
The second issue requires a 75% approval of the membership to waive the installation of a costly sprinkler system throughout the building. The Fire Dept. of Miami Beach initiated this issue.
Unit owners are encouraged to read all of the material in both packets and vote as soon as possible.

Visitors Urged to Sign In To Aid Security

All visitors to The Presidential building here at 401 Ocean Drive in Miami Beach are urged to sign in with the Main Office on the second floor for the safety and security of residents and the building, according to a recent flier posted by the Board of Directors. Here’s the info on the flier:

2016 Board of Directors Election Results

Feb 11, 2016 — Unit owners elected six new directors in this year’s board election.

Miguel Remon was re-elected to the board — the only returning board member from 2015. Long time board members Maria Farmiga and Roberto Gomez didn’t finish among the top seven candidates running for office.

Anouck Jourdaa, George Guerra and Jeff Locke were elected to the board for the first time. Past board members Jose Calderon, Alex Pretorian and John Harvey were elected to serve again. Are Conference Call Board Meetings “Legal?”

During 2015, several unit owners protested the use of “conference call” board meetings claiming that these sessions violated the condo bylaws and Florida state laws.

The board introduced electronic meetings where directors and unit owners could dial in after recognizing that only 30% of the unit owners lived fulltime at The Presidential and that only about a dozen regularly attend meetings in the Card Room.
