- There’s a special asessment due on Jan 10 for repairing leaky pipes and installation of building exit lights. It’s $49 for One Bedroom units, $47 for Deluxe Studios and $45 for Studio units.
- The 2015 maintenance fees, effective Jan 1 are: $348 for One Bedroom units, $338 for Deluxe Studios and $325 for Studio units (this is a reminder if you need to adjust any automatic payments you might have scheduled!)
- Parking FOBs — a passive click-less alternative to the parking gate remote is now available in the Main Office. One per parking spot.
- Need some simple repairs and fixes for your unit? Armando Williamson, head of our maintenance department, is available for hire. There’s a list of tasks and prices published online at PresidentialSouthBeach.com. Contact the Main Office to reserve Armando’s time to work on your apartment.
- Twelve candidates are running for seven board of director positions. Ballots and candidate statements will be mailed out later this month. The vote count on Feb 12, 2015 will be supervised by Ms. Nan Green, an outside election consultant who has managed our election night process for the previous two years. The 2015 board of director candidates are *Theodore April, *Maria Farmiga, *Roberto Gomez, *Joseph Iacono, Serafina Iacono, George Guerra, *Patrick McMahon, Miguel Remon, Jim Rizzo, Juan Rodriguez, Paula Sullivan, *Dave Zornow. (* indicates an incumbent board member)
- Of the original list of 42 issues which required remedy identified in the building’s 2013 Fire Inspection, only about half of the list remains to be resolved and/or repaired.
- Free WiFi: Free WiFi at the Pool: We’ve installed a router by the pool deck to provide owners and their guests/tenants Internet access. Contact the office to get the password for the “401OceanPoolDeck” router.
- If you have hired contractors to do any work on your unit, they need to be licensed and insured. Copies of their information need to be on file in the office before any work can begin.
- It wasn’t a Happy New Year’s for Atlantic Broadband: a car that hit a utility poll brought down cable and Internet access for most of their Miami Beach customers on New Year’s Day. If you are an Internet or premium cable subscriber to their services, you might be entitled to a credit for that day. Monica is also looking into whether The Presidential can get a credit for the Basic Cable service we buy for the building from Atlantic Broadband.
How committed are you to jogging every day? Probably not as dedicated as Robert “Raven” Kraft. You’ve probably seen him running with his trademark bandana in a slight haunch (he has a chronic bad back) leading a pack of runners on the beach every day at 4p, a route he has repeated every day for the past 40 years without ever missing a day.
