FAQ — for Renters

Welcome to the Presidential Condominium Association. Here are some rules for prospective unit buyers and new apartment owners.

  • A spare set of keys needs to be given to the office for each apartment so building management in get into an apartment in the case of an emergency.
  • A Medeco key is required to get into the building and to open the card room and the rest rooms near the pool.  Additional Medeco keys can be purchased from the office for $10 each.
  • Parking
  • Trash/Recycling
    • Carton boxes should be broken down and take to the parking lot trash room and put inside dumpster.
    • There is a “co-mingled” recycling bin in the parking lot by 4th Ave.
  • Tenants/roomates:
    • No sub-leasing is allowed without the approval of the Presidential Condominium. Sub leases must follow all of the same rules as the primary lease (not less than a year, contact info and a copy of the deed provided to the office)
    • If another person intends to move in with you, they have to be approved by the Board of Directors before moving in.
    • If a unit owner falls behind in their maintenance fees or other assessments, Florida state law allows the Presidential Condominium to collect rent directly from tenants. If a tenant fails to comply, the Association can evict them.
    • Guests may not visit for more than two weeks.
    • The Presidential does not allow “time-share” rentals.
  • Moving
    • Tenants must notify the office when moving in or out.
    • The padded elevator at the back of the building (facing east) is the ONLY elevator used for moving in or out
    • Moving is only permitted Monday thru Friday 9a-3p.
  • Construction
    • Please notify the Presidential Condo office in writing about any remodeling or reconstruction you plan to do.  Failure to notify the Presidential Condo will result in a $250.00 fine assessed to the unit owner.
    • Construction materials, equipment and supplies should ONLY be moved on the freight elevator.
    • Please do not throw construction materials down the trash chute.
  • Tenants should make arrangements to dispose of old mattresses, furniture, appliances, water heater tanks, etc and not leave them with the building trash.
  • Please put all complaints in writing. You can email complaints to info@PresidentialSouthBeach.com, or bring them to the office. There is also a mail slot door in the office to receive correspondence when the office is closed.
  • Please don’t ask building employees to do any work for you. Instead, contact the office about any repairs or issues you may have.
  • Information about notice and meetings will be posted on the bulletin board by the mailbox and the 2nd floor entrance to the pool.
  • A telephone land line (not cell phone) is required to buzz people in to the building. Go to Channel 35 on TV to view the closed circuit camera and see who is ringing your apartment’s buzzer.
  • All apartments get Basic Cable service from Atlantic Broadband for no additional charge. The cost of this service is included in the monthly maintenance fee. One digital set top box will be provided to each apartment as part of this agreement. Contact Atlantic Broadband to arrange free installation at 1-888-752-4222.
  • An exterminator, covered as part of the monthly condo fee, inspects and treats each apartment on the 2nd. Friday of each month. If you will not be in your apartment, please give permission to the office to give access to the exterminator.
  • Residents are responsible for moving everything from their balconies in the event of bad weather including strong winds or hurricanes. Remember to close storm shutters (if applicable) during severr weather.
  • Pool Area and Beach Access
    • No eating on the pool deck. Plastic or cans may be use for drinks.
    • Rules for pool deck are posted and attached to side of the building.  Please read and become familiar with our rules (Inform your guest they must read and follow the same rules written)
    • When using sun tan oil, please remember to put a large towel when using the lounge chairs in the pool area.
    • Replace lounges and chairs against the wall when leaving pool deck and lay head rest down. (Inform guests to do so)
    • When returning from the beach, please remember to rinse the sand from your feet and body before entering the building or the deck.  There is a shower located in first floor parking garage by the beach.
    • The beach may be topless, but the pool deck is not.
  • Miscellaneous
    • No loud music; keep your sliding door close when music is been played.
    • No cooking is allowed on balconies.
    • Do not hang anything on the patio railings
    • No roller blades to be wore inside the building.
    • There is a bike rack located by the rear elevator on the first floor.
      • A kick stand is required to use this rack.
      • “Kryptonite” or solid “U-locks” are recommended to attach your bike to the rack.
      • A Presidential bike decal, which is available for free at the condo office, is required to use the bike rack. Periodically, the maintenance staff will need to remove bikes from the rack — if you don’t have a decal on your bicycle there isn’t any way for the building staff to contact you.
    • Apartment doors should be kept closed at all times (per Fire Department Regulations)
    • With the exception of registered service animals, pets are not allowed in the Presidential Condominium. Owners of service dogs must file their registrations and proof of rabies vaccinations in the condo office.
    • Wear shoes and tops in the building at all times.
