(a) Install emergency lights in the Laundry rooms in case of a power outage – $2,500;

(f) Door Closes for 42 doors in the common areas – $2,814.
RUBEN IS INSTALLING DOOR CLOSERS. HE WILL BE DONE BY NEXT WEEK.
As you can see we have nearly complete all the items that were collected for from the special assessment.
These are just a handful of the 40+ violations issued to the building in 2013. In the coming months the Board of directors will address the remaining violations and related repairs. The board decided to work on these violations in stages to minimize the financial impact to the owners. We plan to continue to work down the list of required actions in manageable pieces.
In addition I have been working closely with our attorney’s and we have had calls to past due owners and issued collection actions, liens and foreclosures on all units with outstanding balances more than three months old. This has resulted in additional outstanding balances to be paid off.
And as of this month, our largest outstanding balance was foreclosed on by the bank. In the next few months we will be collecting the fees from the new owner (most likely the bank).
