The Presidential Condo Board of Directors will be calling a meeting in the next few weeks to ask owners to approve a change to our bylaws regarding restrictions that date back to 1974 regarding hiring a property manager. But first, we need to obtain updated Voting Certificates from our owners. Unless you complete this first step, your vote won’t count.
If there are multiple names on the deed to your unit OR your unit is owned by a company or trust, we need a Voting Certificate on file in the Main Office to determine who can cast a vote for your unit.
There’s a 3 out of 4 chance that you will need to complete a new voting certificate: Monica did a quick count and determined that about 180 unit owners fall into this category. You can determine *if* a Voting Certificate is required for your apartment by visiting the Property Appraisal page at MiamiDade.gov where you can search for your property by name or location. If you see multiple owners, OR there’s a trust (TRUST, TRS, TR) OR a partnership OR a company name, you need to complete a Voting Certificate.
The form can be a little bit confusing, so here are a few pointers to make things easier. Most of our owners — who are spouses that have their both of their names on a deed,will fill our Sections #1, #2 and #5. There are also specific instructions below if your unit is owned by a trust or a company.

#1 and #2: Everyone needs to complete the first section and include your unit number and the name of the person who will be voting. Also, please remember to include the date that you are filling out this form in section #2.
If the unit is owned by one or more individuals, skip to the bottom of the page and complete section #5, “Signatures for Individual Owners.” And…you’re done!
If your unit is owned by a corporation, fill out section #3.
Please complete the “Signatures for Corporate Owners” section if your unit is owned by a corporation . Please be sure to include the name of corporation, with the signature of a corporate representative. (This doesn’t have to be the same person who is designated to vote on behalf of the unit, but it may be the same person).
If your unit is owned by a Partnership, a Trust or another entity, fill out section #4.
If the MiamiDade.gov Property Appraisal page lists your unit as a Trust (TRS), Partnership or another entity, be sure to complete the SIGNATURES FOR ENTITY OWNERS section.
If you need to complete section #3 or #4…
Sign your name where it says “By:
Print your name where it says “Print Name:”
If you have a title in the trust, corporation, partnership, etc, fill that in the blank next to Title.
Once you have completed the form, please scan it and email it back to Monica. Or make a copy and drop it in the mail to the Main Office by September 20.
