Ten Things To Know About The Presidential, Spring 2014

This is the first issue of our new quarterly report Ten Things To Know About The Presidential. It’s been designed to be easy to read with just the quick facts you need to know. Where there’s more to tell, we’ve included a link to PresidentialSouthBeach.com to read the rest of the story.

  • There was a one-time-only Special Assessment due on April 1 to repair the building’s water pumps. This is a friendly reminder if you didn’t remember to pay up on time! The repairs to the main water pumps for our building were completed in April.
  •  In the next few weeks, Ruben Lopez, a member of The Presidential staff for almost 20 years, will be retiring. The Board of Directors want to thank Ruben for his many years of service and reliability helping to maintain our building. Ruben has answered the call day and night to help us with countless emergencies since 1995. Thank you, we will miss you, but please don’t stay away! You are welcome to come visit any time.
  • Armando Williamson has joined The Presidential as the head of our maintenance department. He comes to us from Days Inn and Red Roof Inns where he had been employed since 1993. Armando lives in Miami with his wife and two daughters. 
  •  There are currently seven units with past due amounts of three months or more. The Board of Directors has filed foreclosure actions against three units and liens (to become foreclosure actions) against four of the units. All together, the seven units owe about The Presidential approximately $80,500.
  •  The Miami Beach Beachwalk which now ends at 5th Street is being extended to South Pointe. Follow this link to learn about the city’s plans and how it will affect The Presidential.
  •  Help Redesign the Lobby and Hallways — If you have a flair for colors, design or just want to improve the appearance of The Presidential, we need your help! We are looking for volunteers to be part of a committee to make suggestions about how to spruce up the lobby and our hallways. You don’t need to paint or spakle — all you need to do is to bring your vision and some of your time. Contact the Main Office if you want to help.
  •  Spring is Bike Rack Cleaning Season. We want to clean up the bike rack by the rear elevators to remove bikes with flat tires that are no longer being used. You can also help us (and yourself!) by contacting the office to get a Presidential Bike Sticker. They’re free — and it will make it easier for us to find you if we need to do bike rack maintenance in the future.
  •  At the March board meeting, the Board of Directors discussed creating an exception to the building’s No Pets policy to avoid potential lawsuits regarding service, therapy and emotional support animals. As our condo rules are now written, they conflict with the Fair Housing Administration Act and ADA regulations. The proposed revisions have been reviewed by The Presidential’s lawyers and will be voted on at the next Board of Directors’ meeting.
  •  Free WiFi: We’ve installed a router in the front of the building and by the pool deck where you can get Internet access. It’s only a test to see how well it works — and it’s only available on the lower floors in the front and the back. Contact the office to get the password for the WiFi routers.
  •  Just a reminder: If you have hired contractors to do any work on your unit, they need to be licensed and insured.  Copies of their information need to be on file in the office before any work can begin.
  •  Owner/Renter Items For Sale: One of our owners has asked us to share a list of items she has for sale on PresidentialSouthBeach.com  Check it out. If  you have items you want to buy, sell or swap with someone in the building — or you want to tell residents about your business in the Miami area — please contact the Main Office.
